Estate Square aims to make its service arrangements clear before work begins. The scope of services, fees, commission, appointment term and any approved additional expenses are recorded in writing for each client.

Initial Agency Engagement Fee
An Initial Agency Engagement Fee of PKR 25,000 applies to each buyer, seller, landlord or tenant mandate.
This fee covers the initial professional work agreed for the particular mandate. Depending on the service, this may include understanding the client's requirements, property shortlisting and analysis, preparing a property marketing approach, or other agreed initial work.
The fee is separate from, and is not adjustable against, any transaction commission. It is not a success fee and does not guarantee that a purchase, sale, rental or lease will take place.
The fee is retained once substantive agreed services have commenced, subject to applicable law. If Estate Square declines the engagement or no service begins, the fee is returned.
Commission
Unless a different arrangement is agreed in writing, Estate Square's default commission rates are:
- Sale or purchase: 1% of the transaction value.
- Rental or lease: Half a month's gross rent.
The applicable commission and its basis are confirmed in the client's service agreement and Schedule A. Any different rate or arrangement must be recorded in writing and agreed by both parties.
Appointment Terms
Appointments are normally non-exclusive and have a default term of three months, unless another term is agreed in writing. An exclusive appointment applies only where exclusivity is specifically selected and agreed in writing by both parties.
The agreement and its Schedule A identify the particular mandate, scope of services, applicable fees, commission, appointment term and any approved third-party expenses.
