Website Terms & Property Disclaimer

These terms explain how to use the Estate Square website and what to keep in mind when reading property information or considering our services.

Last updated: 13 October 2026

1. About these terms

This website is operated by Estate Square, a real-estate advisory practice based in Lahore, Pakistan. By using this website, you agree to use it lawfully and in line with these terms. If you do not agree, please do not continue using the website.

These terms apply to website use and general website information. They do not replace a separate written service agreement, brokerage arrangement, sale agreement, transfer document or other transaction document. Where you appoint Estate Square for a service, the terms agreed for that particular service will also apply.

2. Website information and availability

We aim to keep the website useful and accurate, but information may be incomplete, change without notice or become out of date. This can include prices, availability, property size, location, possession status, development progress, market commentary and information supplied by owners, agents or other third parties. We do not guarantee that every item on the website is complete, current or error-free.

Images, illustrations, maps, examples and sample property material may be illustrative rather than photographs or details of a currently available property. A page should be treated as a confirmed current opportunity only where it clearly says so; even then, please confirm the latest position with us before arranging a visit or making a decision.

Please confirm the property's current availability, asking price, exact location, measurements, possession and development status, and any relevant costs directly with Estate Square and the appropriate parties. Do not rely on an old post, screenshot, search-engine snippet or forwarded message as final confirmation.

3. No offer, reservation or guaranteed transaction

Website content is provided for general information and discussion. Unless a separate written document clearly states otherwise, it is not a formal offer to sell or buy a property, an acceptance of an offer, a reservation, or a promise that a property will remain available. A property enquiry or discussion does not by itself create a binding sale or purchase agreement.

A transaction remains subject to confirmation by the relevant parties, verification of documents and authority, applicable transfer procedures, and the required written transaction documents.

4. Property checks and independent due diligence

Before paying a token, deposit, advance or purchase price, make appropriate checks and obtain professional advice where needed. Depending on the property and transaction, this may include confirming the owner's identity and authority to sell; ownership and title records; encumbrances or claims; approved use and building status; DHA or other authority requirements; possession; transfer eligibility and costs; outstanding dues, taxes and utility matters; and the terms of the proposed transaction.

Estate Square may assist with information gathering, coordination or property checks where this is part of the service agreed with you. Unless expressly included in a written agreement, our website content and general advisory discussions are not a legal title certificate, property valuation, structural survey, engineering report, tax opinion or guarantee that every document or claim has been independently verified. You may wish to appoint your own lawyer, tax adviser, surveyor or other suitably qualified professional.

5. Market views and investment risk

Property commentary, estimates, asking prices, market observations and general opinions reflect information available at the time and may change. They are not promises or guarantees of future value, capital growth, rental income, resale, occupancy, liquidity, profit or timing. Actual results depend on market conditions, the specific property, transaction costs, legal and regulatory matters and other factors.

You are responsible for deciding whether a property suits your needs, budget, risk tolerance and circumstances. Do not make a financial or property commitment solely on the basis of a general article, estimate, illustration or informal conversation.

6. Our services, fees and written agreements

Estate Square may provide services such as buyer and seller advisory, property shortlisting, property viewing or transaction coordination, property oversight and related assistance. The availability, scope, deliverables, timing, fees, advance payments, cancellation or refund terms, and any commission depend on the service and the written terms agreed with you.

Before paying for a service, please read the applicable service agreement and written fee confirmation. A service agreement may set out additional responsibilities, limits, payment conditions and refund terms. If a service-specific written agreement conflicts with these general website terms, the service agreement will govern that service to the extent permitted by applicable law.

Unless explicitly agreed in writing as part of a service, Estate Square does not act as your lawyer, tax adviser, building engineer, surveyor, valuer or regulated financial adviser. We can discuss property-related considerations, but this does not replace independent professional advice where it is needed.

7. Third-party information, links and platforms

Some information may be supplied by property owners, agents, developers, public sources or other third parties. We take reasonable care when using information, but we cannot guarantee the accuracy or completeness of every third-party statement and may not independently verify each detail unless that work forms part of the agreed service.

The website may link to external websites or let you contact us through services such as WhatsApp, email or social media. Those services operate under their own terms, privacy policies and availability. We do not control external websites and are not responsible for their content, security or practices.

8. Website use and intellectual property

You may browse and share links to the website for personal, lawful use. Unless the law permits otherwise or we give written permission, do not copy, republish, sell or substantially reproduce our original website text, branding, graphics or other content as your own. Third-party material remains subject to the rights of its respective owner.

Do not attempt to disrupt the website, bypass security, gain unauthorised access, misuse contact details, submit malicious material or use the website in a way that breaks the law. We may restrict access where reasonably necessary to protect the site, visitors or our rights.

9. Website availability and liability

We aim to keep the website available, but do not promise uninterrupted access or that every page will always be free of errors. Maintenance, technical problems, network failures or events outside our control may temporarily affect access.

To the extent permitted by applicable law, Estate Square is not responsible for indirect or consequential loss, loss of profit, or loss resulting from a decision made solely on general website information, an unconfirmed third-party statement or temporary website unavailability. Nothing in these terms excludes or limits liability for fraud, deliberate wrongdoing, or any responsibility or legal right that cannot lawfully be excluded or limited.

10. Privacy

Our handling of personal information is explained in the Estate Square Privacy Policy. By contacting us, please share only information relevant to your enquiry. Do not send sensitive identity, financial or ownership documents until the reason for requesting them and the appropriate method of sharing have been explained.

11. Applicable law

These website terms are generally governed by the laws of Pakistan. Where lawful, disputes relating to these website terms may be brought before the competent courts in Lahore, Pakistan. This section does not remove any mandatory consumer, privacy or other protections that apply to you and cannot be waived under the law that governs your rights.

12. Changes and contact
